Terms of booking Lemon Tree Cottage

The terms and conditions for letting the property, which are set out below, are a requirement of booking. When you book the cottage you implicitly agree to these terms and conditions.

Firm confirmation of your booking is sent to you only after we have received your deposit payment. Prior to firm confirmation, we are under no obligation to accept your booking.
Cancellation or changes regarding the booking made by you, will result in the forfeit of your deposit unless we can recover the cancelled/changed period by other lettings. Any balance will be returned to you after deduction of a fixed 100 Euro administration charge. We suggest that you take out holiday insurance against such circumstances.
Liability disclaimer. All necessary action must be taken by you for your personal and property protection. No liability is undertaken by us for any loss, injury or damage to your persons or property from whatever cause whether as a direct or consequential result of these arrangements and accommodation.
Access to the property must be allowed to us at any reasonable time during your stay.
Arrival and departure times. Arrival on the agreed date of booking must be no earlier than 4pm and you must vacate the property no later than 10am on the agreed date of departure.
Condition of the property. The property and its contents must be kept and left in a condition and state of cleanliness equivalent to that at the time of arrival. We have the right to deduct the cost of any damage or loss to property or contents or undue cleaning required from the deposit and charge for any additional cost in excess of the deposit.
Repossession of the property. We retain the right to take possession of the property within the let period if we reasonably believe the property is being used for any illegal or immoral purposes or that damage is being caused to the property.
Availability of booking. We reserve the right to cancel a booking due to 'force majeure' or other conditions which would seriously affect our ability to make the property available over the period of the booking. Under these circumstances we would assist in finding other accommodation and return the deposit in full.
Pets are not allowed
Smoking. We regret that smoking is not permitted in the cottage, nor in any adjacent outside area due to high fire risk.
Occupancy. The property has a maximum sleeping capacity of four adult persons and in no circumstances will this number of occupants be exceeded. We regret that the property is not suitable for children.
Breach of terms. Any material breach of these terms and conditions may result in repossession of the property and forfeit of deposit and accommodation payments.
